Partners for Homeownership’s Mission
 

Partners for Homeownership is a nonprofit organization that develops or rehabilitates new or existing housing for sale to hard working area families with annual incomes typically between $25,000 and $48,000. The organization was formed by both the public and private sector to use the expertise of the private sector (builders, real estate agents, and lenders) coupled with the financial resources and technical assistance of the public sector to contain costs and develop affordable housing. In addition to Habitat of Forsyth County, four local homebuilders (Corbin Place Associates, LLC; Hurst & Brown Developers, LLC, S&R Moore, Inc.; and C.L. Richmond Homes, Inc.) are currently approved to purchase lots and build quality homes in Partners for Homeownership’s developments. Builders must build according to approved design guidelines and may build on both a speculative and pre-sale basis working with Partners for Homeownership’s real estate broker on marketing and outreach to attract qualified first-time homebuyers.

Accomplishments:
 

Speaking at the ribbon cutting for Ridgewood Place which is Partners for Homeownership’s development in southeast Winston-Salem, Mayor Allen Joines said there is a Chinese proverb that states ‘a vision without action is just a daydream, but action without vision is a nightmare.’ 

Partners for Homeownership is an action oriented agency. Working with small staff, a volunteer project committee, and its public and private sector partners since 1997, the agency has carefully planned and developed projects in eleven locations in Winston-Salem, Rural Hall and Kernersville and helped 220 families realize their dream of homeownership. Houses are designed to appreciate in value with styles, façade treatments, and sizes reflecting the needs of the homebuyers and ideas of the individual builder. At Partners for Homeownership, we feel strongly and work hard to ensure that Forsyth County’s hard working families realize the joys and economic benefits of owning a home and not the sorrows of losing homes to foreclosure.

 

Mary Fant Donnan, a Program Officer at Z. Smith Reynolds Foundation and Partners for Homeownership board member, believes that “Partners for Homeownership does an outstanding job developing high quality housing that gives first-time homebuyers an opportunity to participate in the American dream of homeownership. It strengthens neighborhoods and helps make our community a better place to live.”

¨ Serves as the land developer to install basic service infrastructure

 

¨ Sells finished lots to builder partners who build homes that meet both architectural and pricing guidelines, typically $115,000 to $130,000 for families with average incomes typically between $25,000 to $48,000

 

¨ Works with neighborhood groups to strengthen their communities

 

¨ Rehabilitates and sells existing homes in older neighborhoods

 

¨ Works with local businesses, foundations, city and county government to fund and finance these projects

 

¨ Provides real estate services to builders, homebuyers and other nonprofit agencies

 

¨ Partners with other nonprofit agencies to obtain homebuyer education and financial planning for its buyers

 

¨ Partners with local banks and government to provide favorable financing designed to keep the mortgages and home affordable for the homebuyer

 

¨ Helps families realize their dream of “affordable” homeownership in well designed developments in houses that will appreciate in value

 

¨ Gives low and moderate-income households the opportunity to enjoy an improved quality of life and more financially secure future with better educational outcomes for children

 

¨ Contributes to a vibrant economy, adding more than $150,000 annually to the property tax base and $34 million in total investment

 

¨ Serves as an employee recruitment  and retention tool for local employers
